Foundations for free-standing balconies

The short answer

A free-standing balcony stands on supports in front of the facade. These supports transfer the balcony’s loads into foundations and thus into the ground. How the foundations are executed is determined per project: according to the position of the supports, the loads, the ground and the structural verifications. A blanket foundation size or flat price cannot responsibly be stated.

What influences foundation planning

FactorWhy it matters
Position of the supportsDimensions and structure determine the points where loads enter the ground
LoadsBalcony area, number of storeys and use determine what the foundations must carry
GroundThe subsoil at the site helps decide the execution; professional planners or a soil report give information
StoreysSeveral storeys increase the requirements for structure and foundations
Access and area in front of the houseDriveways, paths, terrace or beds affect the space for work and supports
Existing lines and componentsBefore excavation, it should be clear what lies in the ground

Who clarifies what?

  • Structural design: At NOVODACH the structural calculation is an optional service agreed separately (Structural design and building permit).
  • Foundations and earthworks: They are not automatically included in the balcony price, only if expressly agreed. Check the scope of supply in the quotation (Comparing quotations).
  • Installation: Self-assembly requires prepared foundations and the assembly documents; alternatively installation is arranged through partner companies (Self-assembly).
  • Permit: Whether a procedure is needed is clarified by the building authority (Building permit).

These details help with clarification

  1. Approximate width and depth of the balcony and the number of storeys
  2. Photos of the facade and the area in front of it
  3. Notes on access, terrace, beds or lines in front of the house
  4. Postal code of the building

A template with all the documents is in the balcony planning checklist.

Free-standing balcony or another type?

Whether a free-standing balcony is right or another add-on solution is better depends on facade, plot and ground. The article Add-on or free-standing balcony explains the difference between the types.
